These Terms and Conditions ("Terms") govern your use of the website sanctuarytinyhomes.co.nz (the "Site") and any services provided by Sanctuary Tiny Homes Ltd ("we", "us", "our", "Sanctuary Tiny Homes"), a company based in Wanaka, New Zealand. By accessing our Site, submitting an enquiry, or entering into an agreement with us for the design, build, or supply of a tiny home, you agree to be bound by these Terms.
If you do not agree with these Terms, please do not use our Site or engage our services.

Sanctuary Tiny Homes Ltd is a custom tiny home builder based in Wanaka, New Zealand. We design and construct tiny homes on wheels and transportable dwellings tailored to each client's requirements.

QUOTES AND PRICING
All pricing displayed on our Site (including starting prices for individual models) is indicative only and excludes GST unless stated otherwise. Final pricing depends on your chosen model, customisations, site conditions, transport distance, and materials selected at the time of order.
Quotes provided by us are valid for 30 days from the date of issue unless otherwise stated in writing. We reserve the right to adjust pricing due to material cost changes, supplier pricing changes, or significant changes to project scope requested by the client.
ORDER PROCESS AND DEPOSITS
To place an order, clients must complete a consultation with us and agree to a final specification and price in writing. A non-refundable deposit is required to confirm your build slot and commence design and material procurement. The deposit amount and remaining payment schedule will be set out in your individual build agreement.
Full payment terms, including progress payments during the build, will be detailed in your signed contract prior to the commencement of work.
BUILD TIMELINES
Typical build times range from 12 to 16 weeks from confirmed order and final design sign-off, depending on model and level of customisation. Timelines are estimates only and may be affected by factors outside our control, including but not limited to material availability, weather, subcontractor availability, and consented design changes requested by the client.
We will communicate any expected delays as soon as we become aware of them.
CUSTOMISATION AND DESIGN CHANGES
Minor modifications to standard models may be accommodated and will be discussed during consultation. Significant design changes requested after order confirmation may incur additional costs and impact the build timeline. All changes must be agreed to in writing before being actioned.
CANCELLATIONS AND REFUNDS
Deposits are non-refundable once a build slot has been confirmed and materials or design work have commenced, except where required otherwise under the Consumer Guarantees Act 1993 or Fair Trading Act 1986.
If a client cancels an order after construction has begun, the client will be liable for costs already incurred, including materials, labour, and subcontractor fees, in addition to the forfeited deposit. Any cancellation must be provided in writing.
DELIVERY AND SITE REQUIREMENTS
Clients are responsible for ensuring the delivery site is accessible for transport and crane placement, and that any required consents, site preparation, foundations, and utility connections are arranged in accordance with our guidance prior to delivery. Additional charges may apply if delivery is delayed or obstructed due to site access issues outside our control.
WARRANTIES
All Sanctuary Tiny Homes builds are constructed to New Zealand building standards and come with electrical and gas certification where applicable. Specific warranty terms covering workmanship and materials will be provided in your build contract and any applicable manufacturer warranties for appliances or fixtures.
Nothing in these Terms limits any rights you may have under the Consumer Guarantees Act 1993 or Fair Trading Act 1986, to the extent those Acts apply and cannot be excluded by agreement.
INTELLECTUAL PROPERTY
All designs, floor plans, renders, photography, and content on this Site remain the intellectual property of Sanctuary Tiny Homes Ltd. Custom designs created for a client during the build process remain our intellectual property unless otherwise agreed in writing, and may not be reproduced, resold, or used by third parties without our consent.
LIMITATION OF LIABILITY
To the maximum extent permitted by law, Sanctuary Tiny Homes Ltd will not be liable for any indirect, incidental, or consequential loss or damage arising from the use of our Site or our services, except where such liability cannot be excluded under New Zealand law.
Our total liability in connection with any build contract will not exceed the total amount paid by the client under that contract.
WEBSITE USE
You agree not to use this Site for any unlawful purpose or in any way that could damage, disable, or impair the Site. All content on this Site is provided for general informational purposes and does not constitute a binding offer unless confirmed in a signed agreement.
CHANGES TO THESE TERMS
We may update these Terms from time to time to reflect changes in our business practices or legal requirements. The updated version will be indicated by a revised "Last updated" date at the top of this page. Continued use of our Site after changes are posted constitutes acceptance of the revised Terms.
GOVERNING LAW
These Terms are governed by the laws of New Zealand. Any disputes arising under these Terms will be subject to the exclusive jurisdiction of the courts of New Zealand.
