NEW ZEALAND, EARLY 2026
From early 2026, New Zealand’s building consent exemption allows standalone dwellings up to 70m² without a building consent — provided the home meets the Building Code and a few simple conditions. Whether it’s a space for family, a home office, guest accommodation or rental income, a Sanctuary tiny home is purpose-built to qualify.

HOW SANCTUARY FITS
Every Sanctuary model is crafted to sit comfortably within the new exemption — single storey, under 70m², lightweight and beautifully built to the Building Code. We manage the professional supervision and the council paperwork so you don’t have to.
THE PROCESS
What is the granny flat exemption?
It is a new consent exemption for qualifying standalone dwellings up to 70m², intended to make it simpler to add a well-built second home to your land.
Do I still need council approval?
You notify council with a PIM before and lodge Records of Work after — no full building consent.
Does it still need to meet the Building Code?
Yes — fully. Every Sanctuary is designed and built to meet the Building Code.
Can it be a rental or minor dwelling?
It may be suitable for family, guests, a home office or rental income, subject to your local planning rules.
What about resource consent?
Resource consent may still apply depending on your zone and District Plan. We’ll help you check your site early.
