The possibilities are endless, and we're here to bring your vision to life.
Will I need to obtain council consent?
In New Zealand, the need for council consent depends on the specific circumstances, including the size, location, and intended use of your tiny home. If your tiny home is on a trailer and classified as a vehicle, it may not require building consent but will need to meet vehicle registration and roadworthiness standards. However, if the tiny home is placed on a permanent foundation, or if it's intended for long-term use as a dwelling, building and/or resource consent may be required. We recommend checking with your local council to understand the requirements specific to your situation. At Sanctuary Tiny Homes, we are here to guide you through the process and ensure your tiny home complies with all applicable regulations.
Resource Considerations
Determining whether you require resource consent for your Tiny House hinges on its intended purpose. Councils may seek specific details, so we advise reaching out directly to your local council for precise guidance on permissible activities.
In general, Tiny House regulations may vary from one council to another, making it advisable to directly consult with your local council regarding both building and resource consents.

How do I install utilities for an off-grid tiny home?
Installing utilities for an off-grid tiny home is a crucial part of creating a self-sufficient living space. For power, we typically recommend installing a solar panel system, which can provide renewable energy for lighting, appliances, and other electrical needs. Depending on your energy consumption, we can design a system that works for you, with options for battery storage to ensure power even on cloudy days.
For water, you can set up a rainwater collection system, which is a sustainable and eco-friendly way to supply your tiny home with fresh water. We can guide you on selecting the right filtration system to ensure safe drinking water. Additionally, waste management can be handled through composting toilets or greywater systems, depending on your preferences and local regulations.
At Sanctuary Tiny Homes, we offer guidance and recommendations for all your off-grid needs, ensuring you have a comfortable, self-sufficient setup tailored to your lifestyle.
How much does a tiny house weigh?
Most of our Tiny Houses are at the large end of the scale and can weigh anywhere from around 3.5 tonnes for up to 2.4 x 7.8m size, and up to about 5 tonnes for larger ones. The weight changes depending on the size of the house, materials used for construction, and the amount of built-in cabinetry.
The larger tiny homes are made on detachable trailers, therefore they are transported on haib trucks and then placed back on the trailer on site.
How long does the build take?
On average, it takes between 8 to 12 weeks to complete the build of your tiny home once we’ve received the main items, such as the trailer, frames, and windows. This timeline can vary depending on the complexity of the design, any customizations, and the availability of materials. We work efficiently to ensure your tiny home is built to the highest standards, and we’ll keep you updated throughout the process to ensure everything stays on track.
How do I connect to water and electricity?
We employ a caravan power hookup that can be easily connected to a standard electrical outlet. Ideally, your location should be within a 100-meter radius of the main house.
If you desire an off-grid solar solution, these options can be made accessible upon your request, with pricing starting at approximately $15,000. In certain regions, we collaborate with specialized partners, so please don't hesitate to inquire if you're interested.
Water connections are straightforward, linking directly to an on-site tap. If you prefer, we can also install water tanks equipped with a pump for your convenience.
Will my house have a warranty?
All warranties for components utilized in the construction of your Tiny House will be transferred to the new owner upon purchase. Additionally, we offer a 12-month Build Warranty, which ensures the rectification of any issues stemming from incorrect workmanship, excluding any damages that may occur during transportation.
Our licensed professionals handle electrical, plumbing, and gasfitting work, and upon completion, compliance certificates will be provided.
