Common Questions

Will I need to obtain council consent?

Securing Approval

Ongoing deliberations within council circles revolve around categorizing Tiny Houses as either caravans, thus exempt from the Building Act, or permanent structures subject to Building Act regulations. Our Tiny Houses adhere to the NZ Building Code, with the exceptions of room height and stair gradient. It's worth noting that as of August 2021, the Building Code was undergoing review to incorporate Tiny Homes, though the amendment process may take some time.

Plumbing Authorization

An alternative route to obtaining approval for a Tiny House involves obtaining Plumbing Consent for a portable structure. While this still necessitates the submission of a consent application, site presentation, foundation plan, and plumbing scheme, it eliminates the need for a Code Compliance Certificate for the Tiny House. For detailed information on this, consult your local Council.

Resource Considerations

Determining whether you require resource consent for your Tiny House hinges on its intended purpose. Councils may seek specific details, so we advise reaching out directly to your local council for precise guidance on permissible activities.

In general, Tiny House regulations may vary from one council to another, making it advisable to directly consult with your local council regarding both building and resource consents.

How much does a tiny house weigh?

Most of our Tiny Houses are at the large end of the scale and can weigh anywhere from around 3.5 tonnes for up to 2.4 x 7.8m size, and up to about 5 tonnes for larger ones. The weight changes depending on the size of the house, materials used for construction, and the amount of built-in cabinetry.

How do I connect to water and electricity?

We employ a caravan power hookup that can be easily connected to a standard electrical outlet. Ideally, your location should be within a 100-meter radius of the main house.

If you desire an off-grid solar solution, these options can be made accessible upon your request, with pricing starting at approximately $15,000. In certain regions, we collaborate with specialized partners, so please don't hesitate to inquire if you're interested.

Water connections are straightforward, linking directly to an on-site tap. If you prefer, we can also install water tanks equipped with a pump for your convenience.

Will my house have a warranty?

All warranties for components utilized in the construction of your Tiny House will be transferred to the new owner upon purchase. Additionally, we offer a 12-month Build Warranty, which ensures the rectification of any issues stemming from incorrect workmanship, excluding any damages that may occur during transportation.

Our licensed professionals handle electrical, plumbing, and gasfitting work, and upon completion, compliance certificates will be provided.
